You Asked I Answered 20 Real Questions for First Time Homebuyers

| Navigating your first home purchase? Here are the answers you’ve been looking for

Buying your first home can feel like a big step—and if you're like most first-time buyers, you probably have a lot of questions. From financing to finding the right neighborhood, every detail matters. So, let’s get into 20 real and common questions I’ve received from first-time homebuyers, along with my honest answers to guide you through the process.

1. How much money do I really need to buy a home?

It depends on the price of the home and your loan program. But generally, plan for your down payment (which can be as low as 3-5%) plus 2-5% for closing costs.

2. Do I need a 20% down payment?

Nope! That’s one of the biggest myths. There are plenty of programs that allow for much less, especially for first-time buyers.

3. What credit score do I need to qualify?

Many lenders work with scores as low as 580, especially for FHA loans. But the higher your score, the better your rate and loan terms.

4. Should I talk to a lender before house hunting?

Yes. Getting pre-approved gives you a better idea of your budget and shows sellers you're serious.

5. What’s the difference between pre-qualified and pre-approved?

Pre-qualified is a quick estimate. Pre-approved means a lender has reviewed your documents and is ready to lend you a specific amount.

6. What k
ind of loan is best for a first-time buyer?

That depends on your financial situation. FHA, USDA, and conventional loans all have different benefits.

7. How long does the buying process take?

Typically, 30 to 45 days from the time your offer is accepted to closing.

8. What are closing costs?

These are fees for services like the appraisal, title, and loan processing. They usually run between 2% and 5% of the purchase price.

9. Can I use gift money for my down payment?

Yes, most loan programs allow gift funds—just make sure you follow the lender’s guidelines.

10. What’s included in my monthly mortgage payment?

Usually principal, interest, property taxes, and homeowner’s insurance (often called PITI).

11. Should I buy a home if I’m not planning to stay long?

If you're not staying at least 3-5 years, it might make more sense to rent—unless you’re buying in a fast-growing market.

12. How do I know if a home is priced fairly?

Your real estate agent will run a comparative market analysis (CMA) to help determine fair market value.

13. What happens after my offer is accepted?

You’ll go under contract, begin inspections, secure financing, and work through contingencies leading up to closing.

14. What’s a home inspection, and do I need one?

Absolutely. A licensed inspector evaluates the home’s condition so you don’t face unexpected repair costs later.

15. What’s an earnest money deposit?

It’s a “good faith” deposit showing the seller you're serious. It’s usually 1–3% of the purchase price.

16. Can I back out after making an offer?

Yes, but depending on your contract, there could be financial or legal consequences if it's outside your contingency periods.

17. What is escrow?

It’s a neutral third party that holds your deposit and manages the closing process to ensure all conditions are met.

18. What’s the difference between an agent and a broker?

A real estate agent is licensed to help you buy or sell. A broker has extra training and may manage a team of agents.

19. Should I work with a buyer’s agent?

Yes! A buyer’s agent represents your interests and helps you navigate the entire home buying process.

20. What’s your #1 tip for first-time homebuyers?

Take your time. Don’t rush. Ask lots of questions (like you’re doing now), and work with a trusted agent who puts your needs first.
