Drive past 111 West Paces Ferry Road right now and you will see a two-story building tied up in Development Review Committee filings, not much else visible from the street. Planning documents call for that corner to eventually hold a new restaurant from Buckhead Life Restaurant Group, the company that once defined Buckhead dining and then spent the 2010s closing almost everything it built. Across the neighborhood, past the shopping centers and the highway overpass, a parrot mural still marks the entrance to R. Thomas Deluxe Grill, which just changed owners and is not changing anything else.

Those two facts, read together, say more about Buckhead's fall than any single restaurant opening does. The neighborhood is filling back in along two separate stretches of road at once, on two different timelines, while its landmark stays exactly as it was. And the one piece of infrastructure built to move people between all of it quietly stops running every Friday night.

The West Paces Ferry Corner Gets Its First New Address Since 2009

Buckhead Life hasn't opened a new concept in Atlanta since Bistro Niko debuted in November 2009. Everything since then has gone the other direction: Pano's & Paul's closed in 2009, Bluepointe in 2011, Nava in 2012, Veni Vidi Vici in 2015, and the Buckhead Diner not long after. What's left of the group today runs to six Atlanta restaurants: Chops Lobster Bar, Atlanta Fish Market, Pricci, Kyma, Corner Cafe, and Bistro Niko.

Plans filed with Buckhead's SPI-9 Development Review Committee show the group is now aiming to reopen the corner of West Paces Ferry and East Andrews under the name Panos' Restaurant, in a building whose résumé reads like a short history of Buckhead fine dining on its own:

• Seeger's, the highly regarded restaurant that first occupied the space
• Home and Coast, from the now-defunct Here to Serve Restaurants group
• Yebo, before that concept relocated to Andrews Square
• Dorian Gray, which closed in May 2023 after five months in business

The design work is going to The Johnson Studio at Cooper Carry, the same firm behind the original Seeger's and behind Bluepointe, Nava, and Bistro Niko. Filed plans call for a 2,722-square-foot addition to the existing 5,650-square-foot structure. A cuisine hasn't been announced yet, but the address alone makes this the most-watched restaurant filing in Buckhead this year.

A Different Kind of Newcomer Is Landing Near the St. Regis

A few blocks over, on the same general stretch of West Paces Ferry Road that holds The St. Regis Atlanta at 88 West Paces Ferry, a different kind of restaurant was slated to open earlier this year. Koshu Club comes from the team behind Michelin-starred Mujō, and instead of an omakase counter it's built around binchōtan, the Japanese charcoal used for grilling seafood, meat, and vegetables rather than serving them raw. It's a more casual proposition than Mujō, aimed at a different meal occasion.

Clark's Steakhouse, from the team behind C&S Seafood and Oyster Bar, opened in Buckhead this year as well, pairing a New York-style steakhouse format with a more Southern sense of hospitality. Neither restaurant is trying to be the other. What they share is proximity to the same hotel corridor that Buckhead Life is now returning to, which means the West Paces Ferry stretch is absorbing two very different kinds of ambition inside the same few blocks and the same calendar year.

Buckhead Station Is Running an Entirely Different Playbook

Head toward Buckhead Loop and the story changes completely. On The Border's last Atlanta-area location sat inside Buckhead Station, the shopping center anchored by TJ Maxx, DSW, Nordstrom Rack, World Market, Saks OFF FIFTH, Bloomingdale's Outlet, and Old Navy. The chain closed that location around the same time it filed for bankruptcy in March 2025, and the roughly 7,500-square-foot space was slated to be taken over this summer by La Parrilla, a Georgia-grown Mexican restaurant group opening its 20th location in the state.

This is not a chef reclaiming a legacy address. It's a regional operator with room to invest picking up a lease that a national chain in financial trouble walked away from, which is a different economic story than the one playing out on West Paces Ferry. The daytime side of Buckhead Station has its own version of the same pattern: PopUp Bagels, which built early buzz with its first Atlanta location on the Beltline, has now opened a second shop in Buckhead, filling a gap in the neighborhood's weekend breakfast options rather than replacing anything that failed.

Two corridors, two different kinds of turnover, both landing in the same fall.

The One Address That Isn't Changing at All

Set against all of that, R. Thomas Deluxe Grill just changed hands and is staying almost exactly the same. The longtime Atlanta landmark, known for its healthy menu, late-night hours, and its parrot-filled patio, was sold to local hospitality group Teranga. The new owners' plans call for minor updates only, with the menu, atmosphere, and the restaurant's more eccentric features left in place.

In a year when two different stretches of Buckhead are getting reshuffled, a sale with no real change to show for it is its own kind of local news. It's the version of continuity that doesn't usually make the roundups next to the openings, but for anyone who has treated R. Thomas as a fixed point on the map for years, it's the most reassuring update of the season.

The Calendar Front-Loads Weekends, and the Free Shuttle Doesn't Work Weekends

Buckhead's event calendar this fall runs almost entirely on Saturdays and Sundays. The Buckhead Arts Festival, now in its ninth year, returns to the 200 and 300 blocks of Buckhead Avenue the weekend of Saturday, September 19 and Sunday, September 20, with around 100 painters, photographers, sculptors, and other artists showing work, free to attend. The Buckhead Theatre's fall lineup includes LP's All Is Not Lost Tour on Tuesday, September 29, one of the few marquee dates that actually falls on a weekday.

That weekday detail matters more than it sounds like it should, because of how The Buc operates. Buckhead's on-demand shuttle service runs Monday through Wednesday from 7 a.m. to 7 p.m. and Thursday and Friday from 7 a.m. to 8 p.m., with rides free to and from the Buckhead and Lenox MARTA stations and $3 anywhere else inside the service zone. It does not run on Saturdays or Sundays.

If a Saturday plan includes the Arts Festival, plan on street parking, walking, or a private ride. The Buc's app goes quiet after Friday evening and doesn't come back online until Monday morning, so the one weekday show on the fall calendar is also the one night the shuttle is actually built for.

That's the quiet friction underneath an otherwise busy season. Buckhead is adding restaurants on two separate corridors, keeping its most recognizable landmark exactly as it was, and hosting a full weekend festival, but the piece of infrastructure designed to help people get around without a car still runs on an office-hours schedule that has nothing to do with when residents actually want to use it.
